Three reasons why I am very pleased with my EB5 investment in Jay Peak.

Green Card success

This was assured from the outset due to the attentiveness paid by the Jay Peak team to all aspects of the program, including Washington DC's concerns.

Investment economics

I considered my $500,000 investment as representing fair value. Being an EB5 investor, I would have been concerned that I was paying an inflated price for the investment for reasons of the Green Card inducement. However, two factors satisfied me that I was getting a fair deal:

Firstly, when I reviewed the prices paid for individual condos which are sold at the resort, it was a pleasant discovery that we were being asked to pay much the same price on a per-square-foot basis as non-Green Card investors, and these investors as frequent visitors to Jay Peak would be far more knowledgeable re resort property prices.

The second factor which convinced me that we were being offered genuine value was the positive impression I got from meeting the resort president and co-owner, Bill Stenger. Why I asked myself, would a man, who's entire life revolves around Jay Peak, including his family life, why would he bring in a group of overseas investors, provide them with annual visitation privileges and and then set about treating them badly? I was convinced that this was not a case. In fact, far from seeking "passive" investor equity, Bill was most concerned to know who his new investors were and wished for all his investors to take a real interest in visiting the resort regularly and ideally to serve as ambassadors for further visitors.

I was convinced that Bill was the real thing when I first met him and I wasn't wrong. He is a man of great personal integrity and hugely successful and popular in the way he runs this resort.

Family Visits

We were among the earliest of EB5 investors and already have had three family vacations at Jay Peak. We all love the ski-on/ski-off feature, particularly me as I am saved from carrying kids ski gear for hundreds of meters which seems to be normal for European ski destinations. I also find the people of Vermont to be particularly warm and welcoming.

We have certain privileges as investors and we are easily spotted by staff members who frequently will engage in conversation and say that they appreciate our investment support - and I am not talking about management but the staff who work the ski lifts, the ski instructors and hotel staff.

It might be -5F° on the mountain, but there is something very warm about this part of Vermont.

We picked this particular investment for a number of reasons. It was already an established business, with over 50 years of being able to offer awesome skiing facilities.

Jay Peak has the highest snowfall average in the country, so skiers know they'll get great conditions.

It has had a very stable senior management team for a long period of time. We have since been to Jay Peak and have met Bill Stenger and came away very impressed with what we found.

The site lends itself perfectly to a four-season resort.

When we were researching it ourselves, there were already investors who had been approved, which we don't believe the others had at that stage, so we knew the US Immigration Department were totally happy with it.

Bill Stenger showed us the plans for the future phases and we felt they were realistic, achievable and very exciting! Also, the exit strategy for receiving our original investment is clear and appears highly probable that there will be a good return on our investment.

We just had a really good feeling about the whole thing and decided to go with it. We are extremely pleased with the way the whole process has developed. Before embarking on the EB-5 visa route, I researched the subject quite thoroughly and with the help of various ex-pat forums, I was able to glean information from different sources.

I came across the Jay Peak project via Google and also having seen the Rapid Visa / Jay Peak stand at A Place in the Sun exhibition in the UK.

The team at Rapid, where very knowledgeable and efficient in dealing with my questions and queries.

The actual timescale from initial paperwork to getting our I-526 approval was 7 months and then a further 5 months for the interview and visa, so all in all around 12 months from start to finish.

The legal team at Carroll & Scribner have been excellent throughout and the attorney that dealt with our case (Susan Pilcher) was excellent and extremely helpful throughout.

What impressed me most about the JP project is that it is headed by Bill Stenger, who has been at JP for 25+ years. I think that what JP is today is down to the efforts of Bill and his vision for the future of JP will make it one of the premier New England Ski resorts that will also offer a year round sporting venue, with excellent facilities to match.

I did fly out to JP before making my investment and this trip was instrumental in my participation. There is no excuse for not carrying out due diligence, especially when investing this amount of funds. During this trip I also had the chance to meet Ed Carroll of Carroll & Scribner, who was able to answer any questions of a legal & immigration nature.

 I have now met Bill on a number of occasions and have 100% confidence in his leadership and vision.

On a personal note, neither myself or my family where skiers, however due to the 2 weeks free accommodation, we are now learning and are looking forward to returning this winter to hit the slopes again.
