About Jay Peak Resort

 

Jay Peak Resort has been established for over 50 years as one of the top ski resorts in Eastern North America.  The resort enjoys a fantastic winter ski-ing operation along with spectacular championship golf course. 

The resort is located in the central portion of Northern Vermont, approximately 65 miles northeast of Burlington, Vermont and approximately 90 miles southeast of Montreal, Quebec. Jay Peak Resort is located in the town of Jay, Vermont in Orleans County, two air miles from the Canadian border.

The resort (founded in 1955) has evolved as a solely winter alpine ski resort over the past 50+ years. In recent years, Jay Peak management has been working toward the creation of a year-round resort so that economic viability is strengthened and the region prospers from this 4-season economic structure.

Natural Beauty - Jay Peak offers one of the most breathtaking settings available, with a view of four states and Canada from its summit.

Development Potential -Jay Peak consists of 2,679 owned acres and 1,319 acres of property leased on a long-term basis from the State of Vermont, for a total of approximately 4,000 acres. Abundant water is available to the property and a multi-million dollar central sewage treatment facility the Towns of Jay and Troy. A unique opportunity now exists for a first class development of the mountainside resort, which will emphasize environmental controls and sensitivity. This sewage plant will be further expanded in two years so that growth will be served for the next fifteen years.

Management Team - Jay Peak is led by Bill Stenger who is co-owner a resort industry leader in Vermont and nationally. Mr. Stenger has been President of Jay Peak since 1987 and has been leader of the resort since 1984.

Marketing - The ski industry has learned through experience that it is better to develop mountain facilities in advance of hotel and other residential facilities, rather than vice versa. Jay Peak anticipates approximately 350,000 skier visits this season, up from 78,000 prior to Bill Stenger's arrival.

Financial Stability - Jay Peak's growth over the years has been accomplished through the use of internal financing from ski season results. The limited bed base has restricted the resort, until recently, to a one-dimensional, one-season resort with 75 full-time employees and 550 seasonal staff.

With four-season resort evolution, Jay Peak's bed base growth has accelerated. Tax changes in 1989 made second homeowners rely more on 4-season rental income than ever before, making the rental investor a great market for Jay Peak.

The financial future of Jay Peak Inc. and the financial future of its employees are very bright and relies largely on the continued development of its 4-season facility and the accommodations to support it. The Jay Suite Hotels will do just that.

Jay Peak Development History

The Jay Peak Ski Resort was originally developed by a local group of avid skiers and businessmen, and then was purchased in the early 60's by the Weyerhauser Real Estate Company. They provided a significant early investment in facilities on the mountain, attracting primarily day skiers from the Northern Vermont and Montreal, Quebec areas. They added the main lodge, the Aerial Tramway
and additional base facilities. The 48-room, slopeside hotel, Hotel Jay, was erected by Weyerhauser in 1973.

In 1978, Mont Saint-Sauveur Group, headed by Jacques Hébert, bought Jay Peak from the Weyerhauser Company and initially operated the resort as a day area serving Northern Vermont and the Montreal day market located 90 minutes from Jay Peak.

In 1984, Bill Stenger became head of Jay Peak. He immediately began an aggressive marketing program. Skier visits increased from 78,000 to approximately 325,000 per year, and continue to grow. Substantial investments were made on the mountain, with the addition of a Jet triple chairlift in 1985, snowmaking equipment, a new pumphouse facility and over 35 acres of new trails. The
following year, additional slopeside housing was added as well as a quadruple chairlift, one additional trail and additional snowmaking equipment.

Since 1985, over $20 million has been invested in the ski facility and snowmaking, and $90 million has been invested in the construction of slopeside housing, which is being sold to individuals and offered for rental use afterward.

In 1992, despite the substantial investment, Jay Peak's development had been, for the most part, curtailed by the lack of adequate sewage treatment facilities and consequent lack of construction permits. However, the subsequent completion of a $7 million local sewage treatment facility by the Towns of Jay and Troy allows for an orderly development of high quality facilities on the mountain.
The sewage treatment facility, once expanded, has the capacity to handle all of Jay Peak's future needs.

In 1999 Jay Peak constructed Eastern North America's longest and fastest high-speed lift, The Green Mountain Flyer. This coupled with the replacement of the Aerial Tramway car system represented over $3 million in lift improvements alone. This investment has spurred attendance upwards by over 20%. Two additional novice lifts have recently been added making Jay Peak one of the industries
best places to learn to ski or ride.

The ability to add hotel suites and other lodging facilities on the mountain assures a strong and predictable growth in skier visits. The addition of the golf course and golf teaching facilities has been especially helpful to bolster non-ski season visits and hotel occupancy during the spring, summer and fall seasons. The new championship golf course opened in June 2006.

In June 2008 Bill Stenger and longstanding homeowner Ariel Quiros purchased the resort.

Description of Jay Peak Region

The Jay Peak, North Troy, Montgomery Center, Newport and Derby areas create an exciting activity center in North Central Vermont. The existence of 33-mile long Lake Memphremagog at nearby Newport provides a large, beautiful lake for a full range of water sports and activities during the summer season.

The Orleans County area is a beautiful part of Vermont. Known as the Northeast Kingdom, it boasts great recreational resources. Hunting, fishing, sailing, beautiful brooks and streams, alpine and crosscountry skiing, and some of Vermont’s most beautiful pastoral dairy farms. Due to Jay Peak's rural location, the Vermont State government has been especially supportive of Jay Peak's developmental plans.

The Jay Peak developmental plan will have a sustained positive economic impact on our region. Dozens of full-time quality jobs will be created and the result will be better lives for many people. Jay Peak is located in the Town of Jay, Orleans County, Vermont. It is approximately 90 miles southeast of Montreal Quebec, 65 miles northeast of Burlington, Vermont and 210 miles north of Boston.

The Town of Jay is regionally accessible via Interstates 91, 89, 93 and 87. International airports are located in Burlington, Montreal and Boston for fly/drive access.
